Deal of the Week: Building on North Belt success

Capture Los Angeles-based Laurus Corp. has purchased the Gateway I and II complex next to its 15600 JFK Boulevard building near Bush Intercontinental Airport.

The 268,760-square-foot property at 15333 John F. Kennedy Blvd., near the North Sam Houston Parkway, is made up of two midrise office buildings, a parking garage and an adjacent 4 acres of land. Among the tenants are Siemens, Aeromexico, Matrix Service Co., Trimac Transportation and BDP International.

“We just have great economies of scale by having all three buildings,” said Frederique Szita, marketing manager with Laurus Corp. “We saw that there was a second opportunity where we could capitalize on our success from before.”

Laurus Corp. will bring the same types of upgrades and hands-on management to Gateway I and II that it put into 15600 JFK Boulevard since acquiring it in August of 2011.

That building is now 99.5 percent leased, so the recent purchase will open up space for tenants seeking quick access to the airport.

Gateway I and II is 71.6 percent leased. The new owner plans renovations in the lobby, corridors and bathrooms.

The property was sold by Miranda Office Partners III as part of a portfolio managed by David Dunham of Bixby Bridge Capital after owning it for nearly 10 years.

“We’re refocusing on commercial real estate lending in Texas markets,” Dunham said. “We decided it was time to sell this asset.”
